August 2012 Real Estate Market Trends

As of August 2012, Elmhurst YTD sales are up 18%, from 292 to 346 homes sold...that's great news! Year-To-Date August 2012 vs. Year-To-Date August 2011, the average price in the Elmhurst Area was down 3.01%. The YTD average price was down from $391,874 to $380,059. The YTD median price decreased 4.83%, from $320,500 to $305,000. As of September 24, 2012 there were 372 active listings in the MLS, representing a 7.59-month supply of inventory (MSI). Remember, 5.5 months is considered a "balanced" market by most. Year-To-Date average Days on Market (DOM) were up from 137 thru August 2011 to 142 thru August 2012.

Chicago-area Home Prices Post Third Straight Strong Increase

A closely watched index of local home prices posted a third straight strong increase in July, rising to its highest point in nearly a year.

The S&P/Case-Shiller index of Chicago-area single-family home prices rose 2.7 percent from June to July, according to a report released this morning. The local index jumped 4.6 percent from May to June and 4.5 percent from April to May.

The July index number is the highest for the area since September. Chicago-area prices are still are down almost 1 percent year-over-year, according to the report.

A 20-city composite price index increased 1.6 percent from June to July and was up 1.2 percent on a year-over-year basis, according to the report.

“The news on home prices in this report confirm recent good news about housing,” David M. Blitzer, chairman of the index committee at S&P Dow Jones Indices, said in a release. “Single-family housing starts are well ahead of last year's pace, existing home sales are up, the inventory of homes for sale is down and foreclosure activity is slowing.

“All in all, we are more optimistic about housing. Upbeat trends continue. For the third time in a row, all 20 cities and both composites had monthly gains.”

The July increase was the fourth in a row for the Chicago area. Prices rose 1.2 percent from April to May.

On a seasonally adjusted basis, Chicago-area prices rose 0.8 percent in the period, compared with a 0.4 percent rise for the 20-city index.

Chicago-area prices still are down about 31 percent from their peak in September 2006, according to Case-Shiller data.

 

Growing Families, Growing Elmhurst

Marcucci homeFormer Mayor Tom Marcucci is one of Elmhurst’s biggest advocates, and not just because he served for so many years in public office here. The Marcuccis bought a home in Elmhurst in 1982 and carefully tended and extended it over the years to meet the needs of their growing family. Mayor Marcucci and his wife, Mimi, chose Elmhurst for a number of compelling reasons – the schools, the location, and the parks to name just a few. Their home on Charles Road is now up for sale, and it’s a great example of how the city itself has thoughtfully grown and developed over the years.

Chicago Magazine published a piece about the Marcucci home last week complete with a video interview with the mayor filmed in his home. The Tudor style property boasts leaded and stained glass windows, beamed ceilings, a phone booth, and its trademark checkerboard chimney. The square footage has nearly doubled over the years to accommodate five daughters, but the signature foyer with its winding staircase and sunlit windows remains unchanged. The expansions and improvements have been carefully completed to retain the integrity of its original style while incorporating the needs of modern family living

The Marcuccis paid $138,000 for the home in 1982 at half its current size and in need of attention. It currently lists for $850,000 primarily because the expansion in the early 1990s nearly doubled its square footage, and was thoughtfully planned to complement the original structure. The family acknowledges that the master bath and kitchen rehab done at that time could probably do with some updating now, but they’ve decided to let the new owners put their own stamp upon it. Instead, they replaced the 30-year-old roof and gutters, and took the kitchen and bath into consideration when setting their asking price.

The Marcucci home’s story is a wonderful metaphor for the city of Elmhurst itself. Elmhurst's Backyard Chickens

chickenIt’s hard to say whether tighter financial circumstances or a keener awareness of the origins of our food, or maybe both, are the cause, but backyard chicken coops are springing up in neighborhoods across the country. Here in Elmhurst it’s no different – the most recent City Council meeting had the issue on its agenda.

Keeping chickens for household use is not a new idea. Many of our parents and grandparents probably kept a few “girls” for egg production and insect control not to mention the occasional chicken dinner. After World War II and the suburban neighborhood boom, backyard poultry production fell off dramatically, and chickens became a mainstay of the factory-farming model we developed to feed our growing population.

Recently it's become quite chic to keep your own chickens. In the spring of 2010 Martha Stewart devoted an entire episode of her show to the hobby (see a clip of it here), and now includes backyard chicken accessories in her Martha Stewart Pets line. Gourmet cookware retailer Williams-Sonoma recently launched its Agrarian division devoted to home food production that incorporates an entire section on raising chickens including high-end chicken coops ranging in price from $500-$700. By the way, their online catalog includes links at the bottom of the coops page to WS recipes and cookware devoted to chickens.

Nostalgia, fashion, and marketing aside, raising chickens in suburban and urban backyards has implications on any number of levels. Done well, it’s a humane way to supplement a family’s diet as well as an excellent introduction for children to raising and caring for animals. Done poorly, however, it can quickly become a noisy, smelly, and potentially unhealthy intrusion into the neighborhood. Not surprisingly, this can also have an impact on real estate values

More and more city councils across the country are facing these questions and are determining where to draw the lines of acceptable backyard activity. Typically there are ordinances controlling the number of chickens allowed as well as the placement of coops, the keeping of roosters, and so forth. Elmhurst has referred its chicken question to the Development, Planning and Zoning Committee for consideration. We’ll be following its progress, and keeping you up to date as well.

Blue Ribbons for Elmhurst Schools

blue ribbonContinuing our focus on education, U.S. Secretary of Education Arne Duncan recently released his list of 2012 National Blue Ribbon Schools. Two Elmhurst schools, Lincoln Elementary and Bryan Middle School, were among the 219 public and 50 private schools recognized for excellence. “Our nation has no greater responsibility than helping all children realize their full potential,” Duncan said. “Schools honored with the National Blue Ribbon Schools award are committed to accelerating student achievement and preparing students for success in college and careers. Their work reflects the conviction that every child has promise and that education is the surest pathway to a strong, secure future.”

During the past 30 years, the Blue Ribbon Schools program has recognized nearly 7,000 of the most successful public and private schools in the US. The application process is rigorous, and nominated schools must demonstrate that they meet criteria based upon state assessment systems and professional recommendations. There are two categories for the award – exemplary high performing schools, and exemplary improving schools. Both Bryan and Lincoln were recognized as high performing schools. All of this year’s award winning schools will be recognized in a ceremony in Washington D.C. in early November, and will each receive a plaque and a Blue Ribbon Schools flag designating their achievements.

Following on from York High School’s recent recognition as one of Chicago’s top 10 schools, these Blue Ribbon announcements add even more strength to the fact that Elmhurst is a wonderful place to raise a family. Elhmhurst's York High School in Top 10

For proof we need only look to Chicago Magazine’s “Best Public Schools 2012” list placing York High School in the top ten for 2012. With a graduation rate of over 90% and $7,694 spent per pupil, 72.7% of York students exceed state standards on the Prairie State Achievement Exam.

York’s recognition by Chicago Magazine brings into focus Elmhurst’s superb public school system. According to Sperling’s Best Places, Elmhurst public schools spend $6,301 per student each year, well above the national average of $5,691. District-wide there are about 15 students per teacher in city schools ensuring that our students are receiving the individualized attention they deserve. These factors combine to promote excellent test results district-wide earning Elmhurst public schools a 9 out of 10 overall from GreatSchools.org.

Elmhurst has a strong tradition of excellent public education. One of the oldest structures in DuPage County, the Churchville Schoolhouse, is located just north of the city. Local farmers and craftsmen built the school on property that was once part of the Fischer family farm early in the region’s development because of their belief in the importance of educating their children. Dating from circa 1846, the one-room structure served students from Elmhurst, Bensenville and Addison until 1930. Recent renovations of the site now allow the Elmhurst Historical Museum to offer a living history program at the school, giving us a glimpse of the rich history of our public education system.

A good school system means good news for the real estate market.
