Last call—Resident feedback needed for Elmhurst subarea plans

by Thomas Makinney

Have you given your feedback and recommendations to the city for the subarea sections of Elmhurst? If not, jump on your computer and then plan on heading downtown Tue. night to make your voice heard.

The city will hold an open house visioning workshop this Tue., Aug. 29, from 7 to 9 p.m., at City Hall, 209 N York St. All residents are invited and encouraged to attend.

The city is requesting feedback from Elmhurst residents, business owners, developers, and property owners to help guide city planners on what they would like to see in a 10-20 year vision plan for land use, transportation, infrastructure, character, and sense of place.

The resulting feedback will then act as a guidebook for improving these districts in the coming years.

The following areas are the focus of Subarea Plans:

  • York and Vallette business corridor
  • Lake Street corridor
  • First Street and York Street block redevelopment
  • Yorkfield Area
  • North Avenue and Route 83

Residents are encouraged to go online (http://www.hlplanning.com/portals/elmhurstsubareas/) and give their feedback and thoughts about the subarea plans before the Aug. 29 open house. There is also an online mapping tool (https://map.social/Community.php?CommunityID=121) where residents can share ideas and provide input.

The open house workshop will include a hands-on exercise where residents will work together to draw up what they think each subarea should look like in the next 10-20 years. According to the city, feedback from this workshop will have a direct impact on the recommendations, strategies, and policies included in the Elmhurst Subarea Plans.

The plans are expected to by completed by winter of 2017 and will ultimately be approved by the Zoning and Planning Commission and City Council.

Being able to voice your opinions and knowing that the city will value them is a valuable part of living in Elmhurst. To find out more about what makes living here so special, call us at (630) 441-5570 or visit our website at www.gmregroup.com

“Surban” millennials find Elmhurst the perfect hometown

by Thomas Makinney

Millennials are hitting the housing market and their unique needs and desires mean good news for cities like Elmhurst.

A recent article by the Washington Post (http://www.washingtonpost.com/sf/brand-connect/nar/millennials-go-surban/) coined the term “surban” to describe the type of town that is attracting millennials who are ready for the suburban life but don’t want to give up the amenities of an urban area.

They’re moving to the suburbs for the same reasons as other generations (less expensive housing, room to raise a family, good schools and parks) but they’re looking for more than a sleepy bedroom community: They want walkability, public transportation, ethnic restaurants, coffee shops, unique stores, and gourmet grocery options.

With our lively downtown, excellent school system, and prime spot on the Metra, Elmhurst is quickly rising to the top of Chicago suburbs for this generation.

The article points out that “surban” towns almost always have a college or university nearby (check!) along with quality daycare centers and upgraded playgrounds (check and check!). Other popular millennial amenities that we have include summer festivals, farmers’ markets, and a growing selection of microbreweries and wine bars.

This is the third straight year that millennials comprised the largest group of buyers (35 percent of all buyers), more than the combined number of younger and older boomers (31 percent) and more than Generation X (26 percent).

And while millennials are looking for a more urban-feeling suburb than past generations, they’re still relying on realtors for guidance and purchases. Todays supply shortages, strong competition, and conflicting internet information means a real estate agent is more valuable than ever.

We’re here to help buyers from any generation find the perfect home. To learn more about why Elmhurst may be the perfect place for you to put down roots, call us at (630) 441-5570 or visit our website, www.gmregroup.com.

Elmhurst College Ranked One of the Top Online Colleges in Illinois

by Thomas Makinney

Elmhurst College is getting used to seeing its name at the top of national rankings. A recent survey by OnlineColleges.com ranked Elmhurst College among the top of colleges and universities in Illinois that offer online programs.

Elmhurst College received particularly high scores for its student graduation and retention rates, placing it in the top 15 statewide. Elmhurst ranked 23rd out of the 98 Illinois institutions surveyed.

Elmhurst offers graduate degrees, graduate certificate programs, undergraduate certificate programs, and degree completion programs.

According to U.S. News, the percentage of students enrolling in online programs continues to rise and is beginning to skew younger. Once the realm of for-profit schools, many accredited colleges and universities are beginning to offer online degrees for students seeking a less traditional approach.

U.S. News also reports that although online students are not bound to a geographic area, most students tend to enroll in local institutions with strong reputations.

OnlineCollege.com ranked more than 2, 500 accredited colleges and universities on factors including affordability, student services, and the availability of online programs. It is an independent resource that provides information about online colleges and degree programs and can help students find the right college and program.

We’re proud to have such a prestigious college right in the middle of our town. For more information on what makes Elmhurst a great place to live, call us at (630) 441-5570 or visit our website, www.gmregroup.com.

City Council approves rezoning for Elmhurst business district

by Thomas Makinney

Elmhurst’s downtown business district continues to grow and expand with the times. On July 17, city council voted to approve a proposal that would rezone the downtown area.

The zoning committee reviewed building height, residential density, residential parking, and setback requirements in the downtown area. To get resident’s input, they held focus groups, did digital outreach, distributed community surveys, and held meetings and open houses.

The rezoning creates a central business district composed of an outer core, neighborhood transition district, and a civic/institutional district in order to change the zoning classifications of properties in that area.

Those amendments include changes to building heights, increasing the limit from the current four stories to up to six stories or 77 feet, and up to 10 stories if city council approves the building as a conditional-use structure.

The new zoning changes also allow for more townhome development in the area surrounding the business district, and reduced residential parking requirements.

You can visit Elmhurst.org/downtownrezoning to learn more and see a map of the final rezoned districts.

Elmhurst continues to grow and expand in exciting new ways. We love discussing our vibrant community. Reach out anytime by calling us at (630) 441-5570 or visiting www.gmregroup.com.

Elmhurst pools garner top honors

by Thomas Makinney

Elmhurst residents aren’t the only ones impressed by East End and Smalley pools. Besides offering a variety of aquatic activities—from slides and diving boards to water features and lap lanes—our lifeguards and facilities are getting national recognition.

Starfish Aquatics Institute, one of the premier lifeguard, swim instructor and pool operator certifying agencies in the United States, recently gave EPD lifeguards a 5-star rating, its highest honor.

Unidentified auditors, using methods similar to “mystery shoppers”, assessed lifeguards during June. Lifeguards were evaluated on scanning, attentiveness, and professionalism.

Auditors also conducted skill scenarios to assess how staff responded to drowning and emergency situations. And supervisory staff was evaluated for leadership and safety practices.

Altogether, more than 50 performance metrics were assessed, and EPD facilities not only met exceeded critical standards in each area.

The rating is impressive not only because it is difficult to achieve, but also because EPD pools have received the honor every year for more than five years.

Teamwork and communication were two areas where EPD lifeguards really stood out. Guards were recognized for the safety knowledge and ability to quickly respond to situations.

So the next time you’re at one of the pools, relax. You’re in good hands.
