Year-To-Date May 2012 vs. Year-To-Date May 2011, the average price in the Elmhurst Area was down 5.71%. The YTD average price was down from $391,455 to $369,116. The YTD median price decreased 6.406%, from $320,000 to $299,500. As of June 26, 2012, there were 388 active listings in the MLS, representing a 7.86 month supply of inventory (MSI). Remember, 5.5 months is considered a "balanced" market by most. Year-To-Date average Days on Market (DOM) were up from 144 thru May 2011 to 154 thru May 2012.

Each quarter, Pulsenomics surveys a “distinguished panel of over 100 economists, investment strategists, and housing market analysts regarding their 5-year expectations for future home prices in the United States.”

Cool Cars and Marvelous Markets in Elmhurst

If you live in the area of Elmhurst, IL and either own or really like cool cars, this is your summer.  

Every Wednesday through August 22, (except for the July 4 holiday), cars of all makes and models manufactured from the 1920’s through 1997 will be on display in Elmhurst. You’ll find them in three Addison Avenue parking lots, along the east side of Addison Avenue, on York Road and on First Street.

If you own a cool car that you’d like to show off, just bring it to the showing area and park where you see the “Cool Car” signs. Those just looking can park at Schiller and Palmer Drive, at First and Larch, or at Adelaide Street and Adelaide Place.

For Elmhurst residents who are more partial to food than cars, the annual Farmer’s Market will be in the parking lot on Vallette Street every Wednesday from 7:00 a.m. to 1:00 p.m. through October 31. (It will be closed during inclement weather.)

There are different vendors every week, but generally the 20 or so merchants will be selling everything from traditional fruits and vegetables to dog grooming services, art, tie-dye, olive oil, raw milk cheeses, and pickles.

Easy Ways to Keep Your Elmhurst Home Safe

We all believe we’re safe in our Elmhurst homes, and for the most part that’s true. There are, however, some things that can potentially cause damage if not checked every so often. 

Most folks know about smoke detectors, fire extinguishers, and chimney cleaning, but here are a few other areas where a little vigilance can pay off.

Washing Machine Hoses – While it doesn’t happen often, a broken hose can cause water damage to your floors and appliances. Braided steel hoses are sturdier than rubber versions, although they still need to be checked now and then for leaks or loose connections.

Dryer Cabinet – It’s always good to clean the lint filter and the dryer hose, but lint can also build up in the dryer cabinet where the heating element is located and start a fire. To prevent an issue, this area should be cleaned by a service professional every few months.

Grill Location – A grill that’s too close to your Elmhurst property can potentially set your home on fire. Grills should be at least ten feet away from the home with nothing overhead that might ignite.

Attic Insulation – Make sure you have enough of this to keep heat from seeping up to your roof in winter.  A warm roof causes snow to melt which then re-freezes at the gutter line and creates an ice dam. These large sections of ice push water under the roof shingles and can cause water damage inside your home.

Sump Pump Battery – Have a battery back-up system for your sump pump, and check often that the battery is working. This will prevent the surprise of a basement full of water.

Clean Gutters – Water overflowing from a clogged gutter will build up at your foundation and leak into your basement.

Modern Wiring – Do your lights flicker or do you see sparks when you turn on a wall switch? You likely need to replace your home’s wiring. Consider using new arc-fault circuit interrupters that automatically cut power if there’s an issue. And any wiring over 40 years old should be fully replaced.

No one ever plans on having a home disaster, but it can happen. Being a vigilant Elmhurst homeowner with a good dose of common sense can help reduce the risks for you, your family, and your property.

Glenbard High Schools Earn Top Rating

It’s not just Elmhurst, IL that can boast of a great high school.

The folks in Glenbard Township High School District 87 can brag about their high schools as well.  Not only is it the third largest high school district in Illinois, it also encompasses 45 square miles within DuPage County, a suburban area 30 miles west of Chicago. The communities of Glen Ellyn, Carol Stream, Glendale Heights, and Lombard lie within the district's boundaries, along with portions of Bloomingdale, Hanover Park, Addison, Downers Grove, Wheaton, and unincorporated areas. 

All four Glenbard high schools have been listed among the top public high schools in Illinois by the annual Washington Post National High School ChallengeIt’s the second year in a row that the Glenbard schools have made the list.

This is an especially notable award as schools that make the list represent just nine percent of all schools in the country, a very elite group.

Rankings are based on the number of Advanced Placement, International Baccalaureate, and Advanced International Certificate of Education tests given each year divided by the number of seniors who graduate that same year. To earn recognition, a school must earn at least a ratio of 1.000 - which means having as many graduates as there were tests taken.

Here’s how Glenbard ranked against other Illinois schools:

  • Glenbard West – 5th 
  • Glenbard South – 27th
  • Glenbard North – 49th
  • Glenbard East – 52nd

Holding students to a higher standard such as college-bound and AP-level courses requires hard work by everyone. It was the consensus of the schools’ administrators that these awards are a testament to the involvement and efforts of the students, staff, and parents of each school.

It’s simply more proof that kids living in Elmhurst and the surrounding areas are getting a great education that will help them attain future success. Just another feather to add to our very large cap!
